Abstract
It is known that the high-rise, private real estate exploitation in pericentral Santiago, Chile creates exclusionary social stratification. However, newer questions arises about the actions, motivations and expectations of the various intermediary agents that participate in this residential market, an ample range of supply/demand facilitators and financiers. The evidence collected here not only confirms the exclusion of the low and middle-low strata from Santiago’ pericentre, namely those without enough economic capacity or cultural capital to afford the new residence supplied, but also the stratification of the middle class between micro investors, privileged residents, and vulnerable residents.
